Unfortunately we are unable to accept post or deliveries for guests staying on the park.
If you are staying with us on the park please see the team in Reception who will aim to resolve your problem as soon as possible.
Once your check-in day has arrived our booking system will mark you as checked in but you will still need to pop into Reception to collect your keys.
Unfortunately we are unable to send out printed confirmations through the post.

The cost of our Extended Cancellation Plan is based on your Basic Holiday cost and can be added to your holiday when you are making your booking.

Standard Cover is automatically included in your booking. Extra Cover can only be purchased at the time of making your booking.
When booking your holiday you will need to pay a deposit according to the total holiday costs. You will need to pay the deposit at the time of your booking. The deposit amount payable depends on the price of your holiday and is confirmed with you when you are making a booking. When the balance of the price of your holiday is due, it will be reduced by the amount of your deposit.

All guests and visitors are encouraged to make suggestions and provide feedback on their stay so that we can continue to strive to improve our service and facilities.
If you would like to provide feedback during your holiday, please pop into our Reception and speak to a member of our friendly Reception Team. We also have a Survey Questionnaire at the back of our Arrivals booklet where, for every 50 entries received, we stick your survey into a hat and give away a free holiday!
If, however, you have any concerns once you have left our park, or you feel that we did not satisfactory resolve your issues whilst you were with us, then please contact us.
If you find that you have mislaid any items, please contact us on 03451 65 62 65. If the item(s) is found we will then advise on postage costs. We will always endeavour to return any lost property, but we cannot be held responsible for any loss or damage.
There is a minimum of a 3-night stay. This may be possible during our quieter periods; please enquire at reception or call us on 03451 656265.
Check out time is 10am. Before you leave us:
- Please kindly remove sheets, duvet covers and pillowcases and place them in the linen bins provided on site. Please note that the linen bins are not on the park until 9.30am. If no bin is available, please leave them in your holiday home.
- Do not turn off the fridge freezer or water heater.
- Have you remembered to pack everything? Unfortunately we cannot be held responsible for any lost property, so please thoroughly check your accommodation before leaving us.
- Please lock your door and hand your key in to Reception. If you leave when Reception is closed, please pop the keys through the letterbox outside Reception.
- Hired anything? Don’t forget that you will need to visit Reception during opening hours to hand in any hired items and collect your deposit.
- Make the most of your last day, you can still use the facilities! We have a room fitted with secure lockers where you can store your luggage for a £5.00 refundable fee.
Check in time is from 4pm.
You are most welcome to arrive before then and make use of our facilities, but please make sure you speak to a member of the Reception team to allow us to arrange this for you. However, we recommend you try and time your arrival as close to 4pm as possible. This will give you the highest chance of your accommodation being cleaned, checked and ready for you to start your fantastic Welcome Family holiday without delay.
If you arrive after Reception has closed, up to 10pm you are able to go to The Starlight Club to check-in. In case of an emergency please contact us on 0800 044 8134 up until 12.00 pm midnight. After this time you won’t be able to check in until 9.00am in Reception.
In your Holiday Home you’ll find a fully equipped kitchen, with all the crockery, cutlery and cooking utensils you’re likely to need, including a microwave, fridge, toaster, kettle, cooker and oven. But you will need to bring a few things along with you:
- Tea towels and washing up liquid
- Towels (these can be hired from reception if required)
- Toilet rolls
- Cot linen if required
- Toiletries
If you are booking to stay a week or more with us, you can request a specific accommodation number for an additional charge.
Whilst we will do our utmost to make sure you stay where you would like on the park, circumstances beyond our control may not always allow this and in this instance we will offer you a full refund of the request fee and endeavour to place you in the accommodation type you have booked, as close to your requested number as we can.

Yes, you can pay by instalments.
The amounts you can pay will vary depending on the total balance payable and the amount of time you have left to pay before the due date.

Basic cancellation cover is included in the price of a holiday booked direct with us.

Please note: Our cancellation scheme is not an insurance policy and you are strongly advised to make your own insurance arrangements if you require comprehensive cancellation/curtailment insurance or personal insurance.
The balance of the price of your holiday is payable 6 weeks before your arrival date. If your booking is made less than 6 weeks before the start of your holiday, the full price is payable at the date of booking.

We do not normally accept group bookings for groups occupying more than four (4) holiday homes. Therefore, please contact us on 03451 65 62 65 before making a group booking.
Please note: If your party fits this description and you make a booking without telling us, we may cancel your booking. If your holiday has already commenced, we may ask you to leave the park. We reserve the right to charge you for reasonable losses and costs that we suffer because of the cancellation. This could result in you not receiving a refund for the unused portion of your holiday.

Please note: Changes must be made at least 6 weeks before the holiday start date and we can only accept instruction to change details from the lead name on the booking.
Should you wish to amend either your holiday dates or type of accommodation after your booking has been confirmed, an administration fee will be charged, plus any difference in price attributable to the change in dates or types of accommodation. When making changes:
- You cannot amend the lead name.
- Bookings are not transferable to someone else without our consent.
- You cannot amend your holiday less than 6 weeks prior to arrival.

2. About Our Holiday Homes
Unfortunately we do not provide fans in our accommodation but you are more than welcome to bring your own.
Some of our accommodation does not have double glazing so please check your accommodation details.
We do not offer non-slip mats in the bathrooms but you are more than welcome to bring your own.
There is a really quick way to tell! Linen with red stitching is double and linen with blue stitching is single.
Beds are not made up on arrival, so your sheets and pillowcases can be collected on arrival from the Spanish Villa Reception.
If you are staying in one of our Premier Caravans, Lodges, Bungalows or Apartments you can arrange to have your beds made up before you get here up for an additional charge. This can be added to your booking up to 7 days before you arrive, please call 03451 656265 for more information.
All our accommodation is heated throughout. If you need any help with your heating during your stay please pop into Reception.
We do not supply hairdryers in your accommodation, but you can hire one from Reception.
Bed sizes in Bungalows (Wavesurfer, Sandsurfer and Starsurfer):
- Singles are 2′ 6″ or 3ft [standard size]
- Doubles are 4′ 6″
Bed sizes in Lodges (Casita, Casamigo and Casafina):
- 3 of the single beds are 3 ft [standard size]
- 1 single bed is a 2′ 6″ pull-out bed
- Double beds are 4′ 6″
Beds sizes in the caravans vary.
If being used in a caravan, a travel cot may be placed in one of the twin bedrooms by folding one bed underneath the other to make room for the cot.
If being used in a bungalow, the cot should fit in the master bedroom, although movement around the room will be restricted.
Cots should fit in the master bedrooms of the Casita and Casamigo lodges, but not in the Casafina lodge.
Cots will also fit in the double bedroom of the Arriba apartments.

Yes, you will need to bring your own towels, however you can hire them from Reception if you need to.
Yes, you can bring more than one car if this is necessary, but please park in one of the overflow car parks on the outskirts of the park so that you do not take nearby spaces for others who may be elderly or disabled. You will need to let Reception know when you check-in so that you can place a car sticker in the vehicle.
Yes, we hire out foldable travel cots. If you would like to hire one for your holiday, you can add this option at the time of booking or you can also hire one when you get here – just pop into Reception and we will be able to help.
Not all our units have parking close by and in our busier periods it may be necessary to use one of the communal car parks a short walk away.
Please note: a limited number of disabled parking signs are available for hire free of charge (refundable deposit of £20.00) for registered disabled badge holders only. Please ask at Reception if you wish to hire a sign. If requested, we will try to allocate a unit as close as possible to car parking bays, especially for people with walking difficulties.
Yes, all our televisions are flat screen and have HDMI and USB ports.
Bed linen is included in your holiday cost.
Towels are not included but can be hired from Reception.
Please note that beds are not made on arrival and you will need to collect your bed linen from reception. You can add having your beds made up to you booking for an additional charge and this can be done up to 7 days before arrival.
If you require extra bed linen, please ask at Reception. Visitors staying for a second week may change their linen on a Saturday.
No, all accommodation is non-smoking.
Ash trays are provided for outside use only. Please dispose of cigarettes carefully and in the designated bins provided.

In your holiday home there should be enough of each item to suit the size of your accommodation, but if you are short of anything, please see the team in Reception.
You will need to bring a few others things along with you:

- Basic food items – tea, coffee, salt, pepper, oil – though don’t worry too much, there are two convenience stores across the road from us and Sainsbury’s is a 5 minute drive up the road.
Items such as travel cots and highchairs may be pre-ordered when booking your holiday or hired at Reception on arrival, we do not however provide cot linen.
There are fridge freezers in all accommodation except Coral Reef and Sunrise where there is an under-counter fridge with freezer compartment.
3. About the Park
If you pop into Reception we will give you a token for our luggage room for a £5 refundable deposit.
You will need to have written permission from the park before you are able to bring your campervan onto the park, please contact us here for more information.
You are able to bring more than 2 cars but would ask that you use the additional overflow carparks towards the rear of the park.
The nearest cashpoint to the park is at Geralds Supermarket just across the road. Please bear in mind that this cashpoint charges for the transaction.
The nearest free cashpoint is at Sainsbury’s supermarket.
You can collect your Crazy Golf clubs and balls from the Tropicana Fun Pools between 9am and 1pm and 2pm and 6pm.
Yes, we do allow barbecues; however, please respect your neighbours; keep the BBQ well away from your caravan; and, most importantly, do not dispose of the ashes in the bin until the following day when you are sure they are cold.
You must not put barbecues on the steps or verandas of your holiday home.
Because our grassy pitches here at Welcome are the perfect environment for ant nests, we occasionally have ant colonies. It is practically impossible to eradicate ants permanently, so in order to minimise their intrusion into our lives, please carefully dispose of food waste in the bins provided and empty them regularly.
Should these measures fail to deter the ants from paying you a visit, please let us know at Reception. But don’t worry: ants might be a nuisance, but those found in this country are absolutely harmless; they don’t sting or bite – they’re just hungry!

The Welcome Wash Launderette is situated in the middle of the Park.
- Washing machines are self-dosing with washing liquid and fabric conditioner – tokens can be purchased from Reception which are currently charged at £5.00 per token
- Tumble dryers take £1 and 50 pence coins
- An iron and ironing board is available and currently charged at 20 pence per session
- Open from 9:00am until 8:30pm daily (last wash 7:30pm)
Machines have 7kg drums and use Biological Light washing liquid and Comfort fabric conditioner.
Please note:
- Do not leave washing or drying unattended.
- Children should not be left unsupervised in the launderette.
- Equipment should only be used according to the instructions.
Situated in The Starlight Club, the Diner is there to make your family holiday mealtimes so much easier. They are super tasty and have all the usual favourites you would want to see on your holiday menu. Breakfast, lunch and dinner is catered for using quality, fresh ingredients, which are locally sourced where possible.
Breakfast is served from 10am to 12pm. Open again from 6pm, the Diner then starts serving your family’s evening meals. Burgers, pizzas and hot dogs are, of course, all on the menu, and there is also a fab selection of pub favourites, such as lasagne, scampi, curries, southern fried chicken and hot chicken wings. Yummy!
Yes it is! All you need to do is pop along to the Tropicana Fun Pools and collect your Crazy Golf Score Cards, golf balls and putters and away you go! The Pool is open from 9am to 1pm and 2pm to 7pm, take along your Fun Passes with you and the last game is 6pm.
The Starlight Club opening hours are:

Dawlish Warren beach is about a 10 minute level walk away from Welcome Family Holiday Park.
Wi-Fi is FREE at Welcome Family when you book direct with us. Additional devices can be added at a charge of £1 per day which you can get in Reception when you arrive.
We have a great selection of mementoes for sale, all with our Welcome logo, including sweatshirts, tee-shirts, caps and lot’s of gifts and toys. The full range can be seen and purchased in Reception.

To avoid confusion, we suggest that you add a note to the order for the driver to phone you when they arrive and that you meet them at the reception car park.
Shopping should not be delivered until after 6pm on the day of arrival.
Unfortunately, we are not able to keep / take in deliveries for you.
There are a couple of small supermarkets just across the road. The nearest large supermarket is Sainsburys Dawlish, which is a 5 minute drive away. In Teignmouth there is a Lidl and Morrisons. There is also a Tesco and Asda in Newton Abbot and a fairly big Co-op in Dawlish – so there is plenty to choose from!
Yes, there are bus stops just along the road (about 5 minutes level walk) and direct buses go to Dawlish, Teignmouth, St Marychurch and Torquay.

4. Bringing Your Pet
Sorry, but dogs cannot be left unattended in your accommodation.
If you would like to find out about dog-friendly places to go in the local area, please see our dog-friendly holidays page, which has lots of great suggestions.
Other species of pet may be permitted to stay on the Park at our discretion; please check prior to booking on 03451 65 62 65.
Rules for dog guests:
- Well-behaved and fully vaccinated dogs not listed in the Dangerous Dog Act 1991 are permitted in selected accommodation, at an extra charge.
- You cannot take your dog into your accommodation unless you have included them in your booking and received confirmation.
- Dogs must be kept on a lead whilst on the park and only enter accommodation which is “pet friendly”.
- Please collect your Welcome Doggie tag from Reception on arrival and ensure your dog wears it during your stay as any dog found unattended without a tag may be treated as a stray.
- Please clean up after your dog; doggie bins are situated throughout the park.
- Please do not leave your pet unattended in your accommodation under any circumstances as this may be distressing for the animal and also cause a nuisance to your holiday home neighbours.
- Dogs are not allowed on beds or other furniture.
- Pets are not allowed in any communal buildings on the Park (except registered assistance dogs).
You can add your dog to your holiday at a charge of £30 per pet per week, this can be done up to 48 hours before your arrival.

5. Disability Access
We constantly evaluate our accessibility, look for ways to make it better, and work to make sure that our services are as accessible as is practical. Before making your reservation, please inform us in detail of any needs, circumstances, and requirements. Please recognise that any reservations made without prior communication are the responsibility of the consumer.
